The lower tract. Southeast of the original streets, the nautical names — Sandcastle, Inlet, Keel, Outrigger — step down the hill with their own association and their own fierce protection of the view.
Harbor View Hills South is the second chapter of the neighborhood — a mid-1960s tract southeast of the original streets, running from the ridge down toward Fifth Avenue and Buck Gully. The street names tell you where you are: Sandcastle Drive, Sandune Lane, Inlet Drive, Keel Drive, Outrigger Drive, Seacrest, Shoal, Tiller Way, Whitecap.
The defining fact here is view protection. The South tract's association is known for recorded CC&Rs that hold much of the tract to a single story, preserving ocean and Catalina sightlines across rows of homes rather than only the front rim . That protection is a durable part of what buyers pay for, and it shapes every remodel conversation on these streets.
Single-level ranch footprints of roughly 2,200–4,000 square feet on generous lots . Condition spans maintained originals to complete contemporary rebuilds — and because the view varies row by row, so does the number.
The most recent recorded sales seeded on this site closed a few blocks uphill in the original tract. They are the closest current evidence for South tract pricing; South-specific closings will be added at the quarterly refresh.
